Land Registry After Purchase: Priority Notice, Due Date & Ownership Transfer

Signing the notary deed does not make you the legal owner. In German property law, legal ownership changes strictly upon Eigentumsumschreibung in Section I of the Grundbuch (land register).
The Four Stations of Title Transfer:

Auflassungsvormerkung (§883 BGB): Filed immediately by the notary into Section II. It acts as an unbreakable legal reservation. Even if the seller goes bankrupt or attempts to sell the property to someone else tomorrow, your priority claim remains legally protected.

Kaufpreisfälligkeitsmitteilung: The notary monitors all required clearances: municipal pre-emption waivers (Negativattest), bank deletion consents for the seller's old mortgages, and WEG administrator consent. Once complete, the notary issues the formal Fälligkeitsmitteilung instructing you to pay the purchase price by a fixed date.

Unbedenklichkeitsbescheinigung (UB): The local tax office (Finanzamt) issues this certificate only after you have paid the Grunderwerbsteuer (6.5% in NRW) in full. Without the UB, the Grundbuchamt will legally refuse to transfer title.

Eigentumsumschreibung: Once the seller confirms receipt of payment and the UB is delivered, the notary requests final registration in Section I. You are now the legal owner.
